What’s included in the rent?

At Evolve Tuscaloosa, your rent includes all of the amenities in our apartment community listed here, contact with a management team as well as a team of maintenance professionals, and the following utilities:

Will my apartment come furnished?

Our student apartments come furnished with you in mind. Although each floorplan varies, all come with furnishings that can be found here.

What is an individual lease?

Our apartments are leased “by-the-bed”. Also called an individual lease, a “by-the-bed” lease means that the person on the lease is only responsible for his or her own rent payment. Because our units are leased by the bed, we also offer roommate matching services to help find compatible roommate matches for our residents!

Will I need a co-signer on my lease?

No. Evolve Tuscaloosa does not require a co-signer on our leases. However, if you do not qualify for the credit portion of our application, you will need a guarantor.

What is a guarantor?

A guarantor is a financially stable person who ensures that rent payments will be met on time. Generally speaking, this is often a parent or guardian of the student or another financially stable individual I the student’s life.

How much is the application fee & security deposit?

All applicants are required to pay an application fee to cover the cost of a background and credit check. All new residents are required to pay a redecoration fee. Are pets allowed?

Yes! At Evolve Tuscaloosa, we understand that your pet is part of your family, and nothing is more important to us than family! We allow pets in our student apartments. For policies and pricing regarding pets, please contact our leasing office.

What if I don’t have enough roommates to fill a unit?

You’re in luck! We offer roommate matching services at Evolve Tuscaloosa. Our system will match you with compatible potential roommates! Contact our leasing office for details.

What sort of security is offered?

We take the safety of our residents very seriously. That is why we have electronically-controlled access to our community.

How do I receive mail/packages?

Each unit will have its own mailbox. If you receive a package that does not fit in your mailbox, we will provide instructions for package pickup from either our leasing office or a parcel locker located on-site.

Is parking available?

Yes! Parking is available to our residents. If you’re interested in a parking space, let us know! Spots fill up quickly, so be sure to reach out to our leasing office for information regarding pricing and availability. nbsp; We also provide a bus service to campus for those without vehicles.

Who can access the amenities?

All your friends and family are welcome at Evolve! Residents and their guests are the only individuals allowed to access our high-end amenities.

How do maintenance requests work?

If you have a maintenance request, you can visit the user-friendly online Resident Portal or you can call or stop by our leasing office during business hours. A team member will reach out as soon as possible. For emergencies, we have 24-hour maintenance available.

How much does rent cost?

How much you pay for rent will vary depending on the student apartment you choose. For specific pricing for floor plans, please contact our leasing office.
